Warehouse, toybox, car storage in Long Beach

My next door neighbor has a 10,000 sq ft building about a 1/2 mile off the 405 in Signal Hill. I can only use about 3,000 ft for my business. That leaves 7,000 feet of modern warehouse that I need to sublet to generate some income. There is also a huge mezzanine that is not included in the square footage. This place is huge. Is there any interest by any of you to establish a Long Beach toybox? Or does anyone need warehousing in this area at around $.65 a foot. This place is clean I tell ya........really clean.

I'm somewhat interested, depends on what my plans are for next year, where nationals is and a few other factors.

George, I may have need of some storage in the next few months.
I could bring over some pallet racks if it works out.
How high is the ceiling?
Do you have a forklift?
Is there a loading dock?

I haven't leased the space yet. Just putting out feelers as to whether I should even consider it. I've got 7,000 feet I'd have to sublet to make it plausible. It's a modern tilt up building, ceilings about 20' high. Including the mezzanine, there is probably 13,000 plus feet of warehouse space. About 1500' of office which can also be split. Three bathrooms total. Everything has been cleaned and refurbished. The building is about 20 years old.

When our company leased a couple of warehouse buildings in the same block, we bought a very used but highly functional forklift pretty darn cheap. As little as we used it it never gave us trouble, but it sure came in handy at times.
What is building access like, you know for like indoor 13'5"RV/Race trailer) storage. I wish it were closer to the San Gabriel valley, we'd have to talk.
